买房合算还是租房合算

买房合算还是租房合算 房地产新政接连出台,房价过快上涨势头得到初步遏制,一些前期投机氛围浓厚的城市房价转头下滑,更多的城市呈现观望气氛。深圳2005年销售的住宅均价(建筑面积)为7040元/平方米,今年一月为7949元/平方米,第一季度统计,均价已经上升到8126元/平方米。但进入6月以来,房价涨速有所下降,基本维持在八九千之间。以最近公开的数据,25日全市住宅成交117套,均价8638元/平方米。这个时候,很多人都在考虑买房还是租房的问题。
已有的讨论文章几乎全部是学理论证,一般读者难以明了。我们试图寻找简便的计算方法,力求给公众一个较为明晰的答案。
  按照国际上一般的租售比(即房屋售价与月租金之比)来衡量住房投资价值,正常范围应该在1:100至1:230之间。这个比值意味着,如果把房子按现在的租金出租,100个月至230个月(大致相当9年至20年)内能收回购房款,买房就是合算的。如果回收期长于这个时间,租房就更加划得来。深圳目前的情况怎样呢?根据网上的租售信息,随机选取几个小区作为分析对象,或许能得出比较靠谱的结论。
  在福田区万科金色家园,一套88平方米的房子叫卖价100万元,同样面积的住房月租金为3500元。如果租售成交价均不变,租售比为1:285。显然租房比买房合算。
  南山区椰风海岸,一套103平方米的住宅,叫卖价82万元,同样面积的住房月租金要3500元,如果租售成交价均不变,租售比为1:234,租房略比买房有利。

  龙岗区四季花城,面积为110平方米的住房,售价为78万元,而同样面积的住房月租金为3000元,如果租售成交价均不变,租售比为1:260,买房不如租房。
  虽然只是抽样的结果,但在一定程度上可以说明:无论关内关外,现在的房价都不利于购房者,如果想解决住的问题,租房子更有利。
  上面的比较还没有考虑中国特殊的国情。在多数国家里,购房者买房子的同时也买了地产,土地及其上面房子可以世代继承无穷无已,而中国只是买的房产,我们房子下面的土地使用权只有70年,以后怎么着还得另说。所以,用国际上通用的租售比来衡量中国住房投资价值,并不能完全等同于地产市场成熟国家的状况。
  外国房屋的建筑质量一般也比我们的要好。他们通常是按百年“寿命”来设计建筑的。最近有全国房地产权威说,我国建筑物平均使用寿命为30年,与国家规定标准寿命50~60年相差甚远。而我们的房子使用权有70年呢!这中间怎么维修、加固?够住房拥有者操心、费钱的了,而租房就可免掉这些麻烦。
