买房合算还是租房合算
房地产新政接连出台，房价过快上涨势头得到初步遏制，一些前期投机氛围浓厚的城市房价转头下滑，更多的城市呈现观望气氛。深圳2005年销售的住宅均价（建筑面积）为7040元／平方米，今年一月为7949元／平方米，第一季度统计，均价已经上升到8126元／平方米。但进入6月以来，房价涨速有所下降，基本维持在八九千之间。以最近公开的数据，25日全市住宅成交117套，均价8638元／平方米。这个时候，很多人都在考虑买房还是租房的问题。
已有的讨论文章几乎全部是学理论证，一般读者难以明了。我们试图寻找简便的计算方法，力求给公众一个较为明晰的答案。
按照国际上一般的租售比（即房屋售价与月租金之比）来衡量住房投资价值，正常范围应该在1：100至1：230之间。这个比值意味着，如果把房子按现在的租金出租，100个月至230个月（大致相当9年至20年）内能收回购房款，买房就是合算的。如果回收期长于这个时间，租房就更加划得来。深圳目前的情况怎样呢？根据网上的租售信息，随机选取几个小区作为分析对象，或许能得出比较靠谱的结论。
在福田区万科金色家园，一套88平方米的房子叫卖价100万元，同样面积的住房月租金为3500元。如果租售成交价均不变，租售比为1：285。显然租房比买房合算。
南山区椰风海岸，一套103平方米的住宅，叫卖价82万元，同样面积的住房月租金要3500元，如果租售成交价均不变，租售比为1：234，租房略比买房有利。

上面的比较还没有考虑中国特殊的国情。在多数国家里，购房者买房子的同时也买了地产，土地及其上面房子可以世代继承无穷无已，而中国只是买的房产，我们房子下面的土地使用权只有70年，以后怎么着还得另说。所以，用国际上通用的租售比来衡量中国住房投资价值，并不能完全等同于地产市场成熟国家的状况。
外国房屋的建筑质量一般也比我们的要好。他们通常是按百年“寿命”来设计建筑的。最近有全国房地产权威说，我国建筑物平均使用寿命为30年，与国家规定标准寿命50~60年相差甚远。而我们的房子使用权有70年呢！这中间怎么维修、加固？够住房拥有者操心、费钱的了，而租房就可免掉这些麻烦。
